NEW COMP SALES TOOL NOW AVAILABLE IN RLID!

The new RLID Comp Sales tool is designed to provide the most accurate data available for residential comps in Lane County.  Some of the features that have been incorporated into the design of this new tool include:

  • Filtering of sales data by “arms-length transaction” classification based on Lane Co. Assessment & Taxation’s “analysis code”.  Non-arms-length transactions are not displayed as comps.
  • 5-Star rating system.  The relative quality of comps returned is rated by 1 to 5 “stars” – with a 5 star comp being the highest quality, a 1 star comp being the lowest quality comp.  This rating is based on a comparison of multiple criteria between the subject property and the comp.
  • Reports and Maps.  Users have the option to convert selected comp results to other formats (Excel, PDF, text file) and to generate a map of the area with the subject property and comps labeled.
  • Access to RLID’s Detailed Property Report, Summary Report, Photos, Sketches and scanned Deed Images from the results page for any comp or the subject property with the click of a button.
  • Context-sensitive help.  Help is available at any step in the comp sales search process by opening the help documentation right on your working screen.  More information below.

The new comp sales tool can be accessed by subscribers via a link in the sidebar menu after logging in (see below).

This initial release is considered to be a prototype, and will continue to be enhanced as we receive feedback from users. Following a “testing” period of 60 to 90 days, comp sales will become a premium service. More information on the new fee structure will be available soon.

Getting Started: Once you access the comp sales application, you will need to log in again, using your RLID username and password. Please take the time to read the “overview”, which explains how the application is designed, and what it will and will not do. Once you launch the tool, open the “help” documentation by clicking on the green “?” icon in the upper right of your screen. This will open a right side panel displaying context-sensitive help for the appropriate “step” in the search process. Click on the help icon again to close help.

There are two other green icons above the “?” icon:

Click on this icon to close the main menu on the left side of your screen to allow maximum space for your comp report. Click on it again to reopen the menu.

Click on this icon to move to the top of your screen when you have scrolled down.

Note that the group of icons moves with your screen as you scroll down the page.

We want your feedback! Of course, we always like to hear from you, but it is more important than ever to give us your thoughts on this application while it is in the testing stages. Your input is vital to our ability to continue to enhance and refine this application so that it becomes a highly valuable tool for you. So please e-mail us at rlid@lcog.org with your ideas, and especially if you find “bugs”! Thanks!
